Our goal is always to make things as easy as possible for you.  Below we lay out the necessary steps that will take you from initial interest to move in day. 

1. Before we can schedule a showing we will need one member of your group to fill out an application on this website using the “Apply Now” button in the top corner of the page.

2. Once we receive the application, a member of our team will reach out to you to set up a time that works for you to see the property.  After the showing time is agreed upon, you will receive a confirmation and a calendar invite via email.

3. After touring the property, if you elect to move forward we will need an application submitted for all other adults(18+) that will be residing in the home with you. Once this is complete, we will send out a link for you to complete a background and credit check; this will cost $31 per person.  To see what requirements we are screening for, please check the “Rental Criteria”  tab.

4. If everything checks out, we will then move on to the employment verification. During this process we reach out to your employer and verify that the income that was entered on the application is correct and that you are currently employed. 

5. Next we will move to the past landlord reference. At this stage, we will check with your previous landlord to verify that you left in good standing. If you do not have previous rental experience, we will require at least two personal references as an alternative.

6. Once these steps are satisfied, a lease will be emailed to you to sign.  Upon the execution of the lease, you will receive an email asking you to set up your resident portal.  This will be how you pay rent, view your lease, view your payment ledger, and submit maintenance requests.  You can also download the app on the app store.

7. Prior to moving in, you will need to contact each of your utility providers and start service in your name. We will provide you with a list of providers to contact. This is required before you can move in.

8. The last thing that we need before you move in is proof of your renters insurance.  We require that you obtain coverage with a minimum liability limit of $300,000 and that we be named as an additional interest on the policy.  Regardless of where you purchase your coverage, we will need you to upload the insurance information into your portal before you can move in.

9. Once your deposit and rent has been paid, utilities moved to your name, and your renters insurance is uploaded we are all set, and we are ready for move in day!
