At Pollard Properties, our goal is to make finding and moving into your new home as simple and stress-free as possible. Here’s what to expect along the way. 

1. Schedule Your Tour
Love one of our homes? Visit our Available Homes page, select Schedule a Tour, and choose a time that works best for you. Many homes also offer convenient self-guided tours available daily from 8 AM – 8 PM.

2. Complete Your Application  
After your tour, you’ll receive a link to apply. Each adult (18 +) must complete their own application. The $60 fee covers the background and credit check.

3. Application Review
Once submitted, our screening partner, BetterNOI, will contact you to verify your background, credit, income, and rental history. Quick responses help us process your application faster—typically within 2–4 days.

4. Sign Your Lease & Set Up Your Portal
After approval, you’ll receive your lease via email. Once signed, you’ll get instructions to create your Resident Portal, where you can pay rent, submit maintenance requests, and access your lease anytime (also available as a mobile app).

5. Set Up Utilities
Before move-in, contact the listed utility providers to start service in your name and send us proof of activation.

6. Provide Renters Insurance
All residents must carry renters insurance with at least $300,000 liability coverage, listing Pollard Properties as an Additional Interest. You can easily purchase coverage through your portal or your own insurance agent. Upload proof to your portal before moving in.

7. Move-In Day!
Once your deposit and rent are paid, utilities are active, and insurance is uploaded—you’re all set! We’ll make sure your move-in day is smooth and enjoyable.
